After cancelling our contract with ideal heat solutions due to safety issues including a near miss, which was due to old and dated and not fit for purpose equipment. The building includes offices, luxury residences, a hotel, restaurants, and a public viewing platform. Maintaining a hot water supply was critical to avoid penalties and ensure uninterrupted service for its many occupants.
Challenges:
To carry out essential heating system maintenance, parts of the permanent system needed to be taken offline. However, continuous hot water was required, particularly for the hotel and residential units. Key challenges included:
- No access to external boiler space
- No available gas supply
- Need to operate over 40 floors
- Equipment had to be transported via internal lifts to the 29th floor
Our Solution:
Rapid Energy designed and installed a fully electric, high-capacity temporary hot water system, tailored to the constraints of a high-rise building:
- 9 x 36kW electric boilers - compact, silent, flue-free units
- 350kW plate heat exchanger with 2” manifold and 18 flow/return ports
- Secondary circulation pump to maintain consistent system performance
- Integration with Building Management System (BMS) for demand-driven heat staging
- Full electrical setup, including 25m of 185mm 4-core SWA cable and a 9-way panel board with 63A MCCBs
- Mechanical and electrical install completed within 7 days, including overnight works to minimise disruption
